Kirkland real estate sales have increased over the last year from August 2013 til today in late August 2014. The latest statistics show that while active listings are down 16% pending sales are up 40%. This reflects strong home selling and home buying activity in the Kirkland Washington real estate market.

According to the Northwest Multiple Listing Service (NWMLS) there were 32 active listings for both single-family residential homes and condos in Kirkland so far this month August 2014. This does not include Kenmore or Juanita.

Kirkland Washington Condo prices continue to rise. The Kirkland Washington Condo median price in January 2014 was $262,000. So far through August 2014 to date it rose to $750,000.

However a glimpse over the last nine years from February 2005 to July 2014 shows the bigger picture:

Kirkland Washington Condo prices continue to rise. In February 2005 the median was $229,673. In July 2014 it was $499,000 which shows supply and demand are affecting housing prices. This is an increase of 117%.

On the other hand Kirkland Washington single-family residential homes rose from $511,250 in February 2005 to $627,500 in July 2014 which is a 23% increase.

One gauge that we use is called “Months of Inventory” which is a term we use that captures the absorption  rate in the market. That is,  what is the amount of time it would take to sell all current listings
at the current sales pace if no new listings became available?

In January 2013 Months of Inventory for single-family homes in Juanita was two months of inventory in the start of the year which was advantageous to sellers. It held steady through June 2013 then in July 2013 it rose to 9 months of inventory which was in the favor of buyers. As of September 2013 that number has decreased down to two months of inventory which is back in the favor of sellers:
