Kirkland Washington Active Listings Down 16% Pending Sales Up 40%

 

Kirkland real estate sales have increased over the last year from August 2013 til today in late August 2014. The latest statistics show that while active listings are down 16% pending sales are up 40%. This reflects strong home selling and home buying activity in the Kirkland Washington real estate market.
These statistics are for both single-family homes and for condominiums:

According to the Northwest Multiple Listing Service (NWMLS) there were 32 active listings for both single-family residential homes and condos in Kirkland so far this month August 2014. This does not include Kenmore or Juanita.

 

 

The number of pending homes sales for single-family residential homes and condos in Kirkland so far this month August 2014  are seven.

The median sale price of condos in Juanita in Kirkland, Washington dipped a little in the past year to date. The median price in October 2012 was $285,000. So far in September 2013 it dipped to $261,500 which is a 8.246% decrease.

One gauge that we use is called “Months of Inventory” which is a term we use that captures the absorption  rate in the market. That is,  what is the amount of time it would take to sell all current listings
at the current sales pace if no new listings became available?

In February 2013 there was one month of inventory in the start of the year which was advantageous to sellers. It held steady through July 2013 then increased up to two months of inventory which in the favor of sellers:

The median sale price of single-family homes in Juanita in Kirkland, Washington continues to rise. The median price in October 2012 was $392,500. So far in September 2013 it rose to $530,000 which is a 35.032% increase.

As of September 2013 that number has decreased down to two months of inventory which is back in the favor of sellers:

Kirkland Washington Real Estate Median Price Up 79% in Last 10 Years

Kirkland Washington Real Estate single-family home median prices have risen over the last ten years while median prices for Kirkland condos have remained steady increasing in January 2003 from $240,000 to $235,000 so far in September 2013.

Kirkland single-family home median prices are significantly different and have increased over the last ten years from $300,000 in January 2003 to $537,370 in August 2013:
